Rent that is received after the fifth of the month will acquire a late fee. ![]() Do not make your check out to Acorn Property Management, unless it is stated to do so in your lease. Rent should be made payable to the lessor named on your lease. Payments should be made by personal check, money order, or cashiers check. Most unit keys can be copied so make a spare set. If locks are changed by someone outside of Acorn so that we no longer a key or the lock is no longer mastered, the cost of correcting this will be yours. If any property (window, door, lock, etc.) is damaged as a result of your attempt to regain access to your apartment, it will be repaired at your expense. If it is not possible for someone from our office to let you in, or if you are locked out on a weekend or holiday, you must contact a locksmith in order to gain access to your apartment. If you are locked out during business hours, someone may be able to let you in. which requires assistance from the fire department and has left your apartment unsecured. * See “LOCK OUTS AND BREAK-INS” additional important information.Ħ. Burglary/break-in for which police have been called or which has rendered your apartment unsecured. ![]() Partial power loss, is not considered an after hours emergency, but will be addressed Monday-Thursday 9:00 -5:00 and Friday 9:00-4:00.ĥ. If ALL power is out to your unit and you do not have access to the electric panel it will be considered an emergency. ![]() If water that won’t run or won’t stop flowing, a burst pipe, a clogged drain that is causing a water back up.ģ. Please note that lack of air conditioning is NOT considered an emergency.Ģ. The following situations warrant an emergency:ġ. If you call the emergency number falsely claiming to have an emergency situation, we will charge $65.00 per incidence. We will return your call as soon as possible on the following business day. Instead, leave a message on the office answering machine or email a maintenance request. If your situation is not an emergency, do not call the emergency number. It should be noted that emergencies are very specifically defined. A member of our office staff will return your call and a maintenance engineer will be dispatched if necessary. Please give the operator your name, address and unit number, telephone number where our maintenance person can contact you directly, and then the nature of your situation. During non-business hours and on holidays, you may call our emergency number. to 5 p.m., call the office at (312) 455-1012 x110, not the emergency line. Please remember that if an emergency occurs Monday through Friday, 8 a.m. If this occurs, please call our answering service: (773) 854-0542. You can also opt for 'Rent Collect Only' or 'Let Only' - the differences are detailed below.Although most maintenance requests are of a non-emergency nature and can be taken care of during business hours, you may eventually encounter an emergency situation in your unit during non-business hours. 'Full Management' is the preferred choice for the majority of our clients this all-encompassing service takes away the day-to-day worry of letting a property but most importantly ensures that you avoid the heavy penalties which can be imposed if the various different pieces of legislation are not properly complied with.
